Fine tuners on Floyd Axis

I seek the knowledge of my fellow Axis and Floyd users. The low E fine tuner is rather stiff. It only goes down about 70% of the way down (to sharpen pitch). What methods do use to resolve this type of thing? I'm guessing I need to lube it up.

Please note my guitar does not have any visible rust anywhere. I suspect the root problem might be a rough joint.

If that doesn't work you might want to replace that saddle.
