It wouldn't take much rent per month to pay a mortgage on a $139,000 condo. If not, you could negative gear the condo as an investment property. Real estate is a great long term asset to have for your retirement fund.

Yes, I did consider renting it out at first. However, I discovered that since my loan is VA, I have to close out the first one to get a second. You can't have but one at a time.

ARGH!

And to be quite honest, I don't want to have to answer to the HOA any more. The HOA we have is ok, but I never really wanted to be involved with one.

I'm keeping good thoughts for you here, Ritchie. My sister had her house in Delaware up for sale. No one even looked at it for MONTHS. Her husband moved to the Chicago area last June and she was staying to keep the house nice until it sold. FINALLY at the beginning of this year someone DID come and look at it. And they bought it. For a reasonable price!! The ONLY person who looked at it. I'm really happy for her -- she just got to Chicago. Her husband bought a house while she was handling moving their stuff. She hadn't seen it, but she got there and she loved it.

Which is all just to say that there really can be happy endings, even in this crummy market. Lots of vibes headed your way.
