i just bought my first house last year for $260,000, it's a 1900sf 3 bed 2.5 bath 2 story house with a yard 1 mile from the university, all in all an actually good deal.

I agree about the land, never sell land, it's only going to increase in value, especially in a good area. I also own a 3br house in seattle, 12 acres on silverlake, a bit of property in Hawaii, as well as a few other choice pieces. All in the trust fund, so i can't touch them right now..:mad: point being, buy land.


but yes, owning 40% means you can sell it and get some money back, but you don't own the house, someone else owns the majority and therefore (in the US anyway), has the final say in anything that happens to the house (painting, remodels, upgrades etc)

so be careful with the shared ownership deal. but congrats on taking the first steps anyway!

That's the downside about land.. they're not making any more of it. (In fact, we'll soon have a lot less, if you're into Global Warming. :D
the positive side is, you may end up with an ocean view. Put the house first, it's a great experience buying your first house albeit a stressful time. Remember no pics no house.

Phew guys - talk about the stress!

Had a phone call from the mortgage advisor today advising me that Nationwide (the mortgage peeps) were getting cold feet due to everything being in my name and wanted me to find an extra THREE GRAND from somewhere! 3k! Just like that... I had to say, um, sorry, can't do it! So my lovely advisor, bless him said he'd ring Nene and see if we could reduce the share, to shave 3k off Nationwide have to lend me.

They didn't do that, but they did one better - they knocked 3k off the purchase price of the property! :eek: One of the few perks of a new build, and having a flat that was originally 3k more expensive because of it's lake view, now has the lake view for free! I need to get lots of chocolates/flowers/Lush for the ladies at Nene!

Didn't know whether to laugh or cry after I got the news - spent most of the afternoon at work shaking with stress!

He doesn't think there are any more "glitches" was the word he used. That was the only one he knew of, so hopefully it'll be plain sailing from hereon out :D

Man, I'm knackered now! :)

ETA that pics will be forthcoming next time I go and view the place!!!

Hi Azzy -

Good luck with the new place - I know where you are coming from - buying a new house / flat can be v stressful !!! - went through it all last year after 10 years of renting in London.

It's worth all the hassle in the end though - being able to decorate your own place to your own tastes - no landlord problems etc...

Had to sell my Jensen Interceptor to pay extortionate solicitors fees / stamp duty etc. - at least I didn't have to sell any guitars or basses :)

Hope you both are very happy in your new home when it all happens ....
