So guys I thought I'd share some very good news with y'all since I love yo faces so much.

Well, My fiance and I have been looking to purchase our first home and after let down after let down, we've finally managed to secure a home we both feel very proud of! We've had our offer accepted and are now in the very beginning stages of escrow! When I say we've secured the home I dont mean we're new homeowners just yet but, our agent says theres a very good chance that we'll be getting into this one! It's a 3 bed 2 bath on half an acre, 10 year old home so, its still fairly newish! We seriously couldn't be happier right now!

We're both first timers when it comes to purchasing a home and it's been super stressful to say the least. Both our families have been really great with giving us advice on what to do though so thats been a huge help.

I'm very proud to say that we're getting into this all on our own financially without a single cent of help from anyone else. Although, advice and consolation from our families have been an invaluable resource, it still just feels great looking at something and saying "We did all this on our own".

Were 23 and 25 years old and I look around at friends and family members in our age group and realize that we either got really, really lucky or we just made some good decisions in life because everyone is still at home with their parents! Either way we feel truly fortunate.


Escrow is set to close on December 28th! That would make for one amazing Christmas present.

Congrats. I just accepted an offer on my home with a closing date of the 28th.... in NH however, so that's not MY house :-) That's very coincidental though.

As a first time owner, the best thing you can do is make sure you get the best and most thorough home inspector. I did my own home inspection (I'm on the design side of the construction industry) and even I missed some things that proved a bit costly. There could be a 30k expense lying in wait and they are not that hard to miss. Never ever ever ever cheap out on the home inspector. Also, make sure every test and inspection you are allowed to do you take advantage of. Hire a licensed builder as part of your home inspection team. Home inspectors are good but they are generally not intelligent at finding design issues. For example, if your roof trusses/joists were shortcutted and undersized, a home inspector will never pick that up. Trust me, it's worth every penny to pay a builder for 4 hours of his time. Design issues can be costly and sometimes never have symptoms until 15 or 20 years after a home is built.

Just make sure owning a home is what you really want. I bought one because I thought it's what everyone had to eventually do. Wrong. It's actually very economical these days to lease versus own. I am going back to leasing when we move to Florida in 2 weeks and I'll be a very happy renter. Why? Because I got tired of always having a project to do and then actually paying the expenses when something breaks or the roof leaks.

Congrats to both of you! Best thing you could do right now, it's a buyer's market (we just bought, and managed to sell our old home in 6 weeks too).

Now rock up a storm in that baby! Just in time for the New Year!
 
Congrats man- that's great!

Wow ... no buyer's market here. Crazy seller's market. Each year it gets crazier to buy a house in Toronto.

Haha I already stated one of the extra rooms will be my guitar studio. I may summon some of you for insight on what the best route is to set up a functional recording environment. I already have a decent enough computer for running some of the more "pro"software. I.E: Logic Pro, Final Cut Pro, etc. I know I'll need an audio interface. I just want to be able to record video of myself playing against a back stack and have it look and sound decent. I'm thinking about using some of my older smartphones to record multiple angles as well. They all have at the very least record at 720p which should be HD enough for me at the beginning stages! I really can't wait!

We just sold our house here in ATL (in two weeks!), and we're building a new one. The new one will have a bonus room over the garage that I'm soundproofing for my jam room (guitars, drums, bass, keys, amps, etc). It'll be done in March. Can't wait!

Haha yes and no. I did say that when my fiancé and I were discussing the layout of the home and where things would go. Forgot to mention it here! Silly me. :)
 
Congrats. And you know the term "garage band" didn't come from some apple program......that garage looks like my high school era practice space.

I'll echo the inspection stuff but ad.....go with the inspector as he inspects the house. They've always welcomed me along and have been great at pointing out problems, why they're problems and how important and costly it might be to solve them. Some ended up being $10 in Home Depot parts and an hour of my time to save $1000, so not worth holding the sale up with.

Yeah I absolutely intend on being there with the inspector. I'm also bringing my fiancés grandpa and father along too. Ones a mechanic but, knows a lot about what to look for and what questions to ask and grandpa was an electrician for the state so he knows his stuff too.
 
congrats, having a home of your own is great cause you know that in case of hard time you will still have a roof over your head
 
Congrats on the new home, Devin! I also had to sell a bunch of guitars when I bought my home, but they can be replaced. A music room will be awesome. Enjoy your new home!
 
Lovely pad well done. We have just sold our house and the contracts are being exchanged next week, nothing better than the new home feeling.
